We charge a Tenancy fee for each applicant, which is payable prior to taking the property off the market. The Tenancy fee is to cover a number of things relating to your Tenancy including:

The Holding Fee is a non-refundable payment you make alongside your Tenancy fee to secure your chosen property. We'll then take the property off the market and stop doing viewings while you complete your application. Once all of your application documents have been completed and your Tenancy Agreement is signed, the holding fee then becomes part of your Deposit for the property.
Your deposit will be secured in a government backed deposit protection scheme called the DPS where it will stay secure until the end of your Tenancy. The Holding Fee is non-refundable should you withdraw from the property application.
You will require a Guarantor if:
A small charge will be made to add a Guarantor to a Tenancy. The charge is per Tenancy, not per Tenant. The Guarantor will be a third party, such as a parent or close relative, who agrees to pay your rent if you fail to pay it, and must earn in excess of £25,000, or at least 36 x the monthly rental agreed. The Guarantor will be credit checked as part of the application process, so it's important to ask them in advance. Your Landlord can take legal action to recover any unpaid rent directly from your Guarantor if you don't pay your rent.
We can take credit card payments, but fees apply as we have to pay bank charges on these kinds of transactions.
Your rent is due either monthly or quarterly, depending on what it says in your Tenancy Agreement. It's really important that you pay your rent on time every month. If it is late, you will be liable to a late payment fee. If your rent is late by 14 days, the property will be subject to an Arrears Inspection at an additional cost.
Make sure that you cancel your standing order with your bank straight after your last rental payment. This does not happen automatically! It's not easy for us to get any overpayment back to you right away and there is a charge for each repayment we need to make.
For those who would prefer a personal assisted check-in to their property on a Saturday, we can offer a Saturday Check-In service. Please note we are closed on Sundays. Alternatively we are happy to check you into your property any other day of the week Monday to Friday free of any charges.
Other fees and costs may apply during the Tenancy such as late payment fees, charges for lost keys/change of locks and credit card fees, as well as for paying your rent by any other method than Standing Order or BACs/Faster Payments. All fees are detailed in your Tenancy Agreement.

Let Leeds operates a fair fee structure. We provide a professional service to our Tenants and feel our Tenancy Fees offer good value for money.
Once we've matched you to your perfect property, each tenant will need to pay the Tenancy Fee and Holding Fee before we can take your property off the market. The Holding Fee is a part payment of the deposit required for the property.
We do not charge our Tenants for references at the end of your Tenancy. If you have been a good Tenant, left the property in a great condition and have paid your rent on time each month, then we will be more than happy to provide you a Tenant Reference free of charge, it's the least we can do.
We do not charge our Tenants for checking into their property, or an inventory. Be careful, some agents may charge you for this service.
If you wish to apply to rent a property please observe the following procedure. A Tenancy will be offered to you subject to contract and more specifically, subject to the following conditions:
If your application is rejected prior to acceptance and/or seeking references, all monies are refundable. Once you have been provisionally accepted by the Landlord (subject to references and contract) the Tenancy fee and Holding Fee become non-refundable, unless the Landlord withdraws the property due to their own unforeseen circumstances.
If you choose to withdraw after acceptance, or undeclared adverse information is uncovered during referencing, then you will forfeit all fees.
Prior to picking up keys, we must have received the first month's rent and remainder of the deposit paid by BACs or via debit or credit card (a 3% handling charge applies to credit cards). Funds must be cleared before keys can be released.
If you are in any doubt whatsoever as to what is included within the property, for example furniture or appliances, you should seek further clarification prior to submitting your application.
